Annual plumbing checkup checklist

Many Laguna Niguel and South Orange County homes still run on original copper and sit on expansive clay soils. A short annual checkup can surface problems early.

What to check once a year

• Water bill trend — any unexplained jump?
• Water meter with everything off — is it still moving?
• Warm spots on floors or damp carpet edges
• Water pressure at a few fixtures (ideal roughly 40–80 psi)
• Visible supply lines under sinks and at the water heater
• Toilet base and wax-ring signs of seepage
• Outdoor hose bibs and irrigation connections
